Rent increases on leases renewing in September 2026
Residential and commercial leases whose renewal month is September are capped by statute and the twelve-month CPI average — not by a round percentage on a website.

A rent increase cannot exceed the statutory ceiling or the rate in the lease, whichever is tighter. September renewals look at the twelve-month CPI average.
Commercial leases have more contractual freedom; the Code of Obligations and any temporary caps are still checked on the file.
Each contract is calculated from its own start and renewal dates. This note is the frame, not the invoice.
